WHO PROVIDES THESE RENTALS?

The apartments at University District Kelowna are owned and rented by individual property owners. Some owners may own just one apartment while others may operate numerous rentals. Some owners manage their properties and the rental of them by themselves and others have hired professional property management companies to represent them.

How Much Does it Cost to Rent Here?

Because each apartment at University District Kelowna is independently owned rent amount and other rental terms vary. Furthermore, while the majority of rentals are very similar 2-bedroom and 3-bedroom residences, there is a vast number of variations including total size of living space, size of balcony, number of rooms with windows, exposure and view, distance to campus, etc. Below is list of typical rent amounts (exclusive of electricity, internet, and cable tv) for each type of rental:

  • Room in a Shared Apartment: $1,000 to $1,200 per month

  • Studio Apartments and Boarding Rooms: $1,300 to $1,400 per month

  • 1-bedroom Apartments: $1,700 to $1,900 per month

  • 2-bedroom Apartments: $2,000 to $2,600 per month

  • 3-bedroom Apartments: $2,700 to $3,300 per month

  • 3-bedroom Townhomes: $2,900 to $3,400 per month

  • 4-bedroom Townhomes and Homes: $3,400 to $4,000 per month

When Are Student Rentals Available?

One challenge students experience in finding rentals here is that each owner may be seeking new tenants at a different time and many owners simply renew with existing tenants. The Residential Tenancy Act creates a bit of a predicament for property owners as it only requires that current tenants give their landlord 1-month notice if they wish to end a fixed-term tenancy rather than renew it and without any action of the landlord and tenant to sign a new lease, it will automatically renew as a month-to-month tenancy. For this reason many owner will ask their tenants about 30 to 60 days from the end of of their lease about their future plans and will typically only start advertising once their tenants have given written notice they will be vacating. This means that for current tenancies expiring at the end of August, an owner won’t generally know if they will have a vacant apartment until sometime in late June or July. Nonetheless, many owners will sign contracts in anticipation of having vacancy based on earlier conversations with tenants or if tenants have already given their notice well in advance. You’ll want to get a rental secured as soon as possible, especially if you want an apartment in one of the buildings closest to campus.

How Long Do I Have to Rent For?

Most owners will only offer a 12-month rental term. Kelowna has one of the hottest rental markets in Canada and the vacancy rate is extremely low throughout the City and students are competing with the general population for rental housing. Having said that, there are owners who recognize the benefit of renting to students and that there are students who need places to live only for the duration of the Academic Year from September through April. A strategy some students use is to contract on a 12-month term and then sublet for the Summer months. Keep in mind that if you only rent for only 8 months of the year you’ll have to find a new rental every year and rental rates could jump. When renewing rental rate increases are limited by law.
